Fire Extinguisher Supply and Installation

The type, quantity and positioning of fire extinguishers required for your premises is determined by the fire risk assessment. It is not a case of hanging a couple of extinguishers by the front door and hoping for the best. The assessment identifies the specific fire risks present - electrical equipment, flammable liquids, cooking oils, combustible materials - and specifies the appropriate extinguisher types and ratings to address them. We supply the full range of portable fire extinguishers for commercial premises, including water, AFFF foam, CO2, ABC dry powder and wet chemical units. We also supply fire blankets, extinguisher stands, wall brackets and the correct signage to comply with BS 5499.

When we install new extinguishers, we commission them in accordance with BS 5306-8, position them at the correct heights and travel distances for your floor layout, and provide you with a location schedule documenting every unit on the premises. This gives you a clear record for your fire logbook, your insurer and any future fire risk assessment.

Fire Extinguisher Annual Servicing and Maintenance

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must ensure that all fire-fighting equipment is maintained in an efficient state, in efficient working order and in good repair. BS 5306-3:2017 sets out the maintenance intervals and procedures that are regarded as meeting this legal obligation.

The minimum requirement is an annual basic service carried out by a competent technician. In practice, this means every portable fire extinguisher on your premises must be professionally inspected and serviced at least once every twelve months. BS 5306-3 also requires monthly visual inspections by the responsible person or a trained member of staff - checking that extinguishers are in their correct locations, that gauges show normal pressure, that safety clips and tamper seals are intact, and that there is no visible damage.

For premises managed in accordance with SFG20 building maintenance standards, fire extinguisher servicing aligns with the planned maintenance tasks specified in that framework.

Our annual fire extinguisher service is carried out to BS 5306-3 and includes a thorough inspection of every unit on your premises. The technician checks the physical condition of each extinguisher, verifies the pressure, confirms the correct weight, inspects the discharge mechanism and hose, checks the safety clip and tamper seal, and confirms that the unit is correctly positioned and signed. Any extinguisher that fails inspection is flagged immediately, and we provide a clear recommendation - whether that is a repair, a recharge, or a replacement.

On completion, we issue a certificate of maintenance confirming that all extinguishers have been serviced to BS 5306-3. Each extinguisher receives a service label showing the date of inspection and the name of the technician. This documentation is essential for your fire logbook, for insurance compliance, and for demonstrating due diligence in the event of a fire risk assessment or enforcement inspection.

Extended Servicing, Overhaul and Replacement

In addition to the annual basic service, BS 5306-3 requires extended servicing at longer intervals depending on the extinguisher type. This involves discharging the extinguisher, inspecting internal components, and recharging or replacing the unit as appropriate.

  • Wet chemical extinguishers - extended service every 5 years
  • CO2 extinguishers - overhaul (hydraulic pressure test) every 10 years

In many cases, it is more cost-effective to replace an extinguisher at the 5-year or 10-year point rather than pay for an extended service or overhaul. We will always advise you honestly on whether a service or a replacement is the better option, taking into account the condition of the unit, the cost of the service, and the remaining useful life.

Extinguishers that show signs of corrosion, physical damage, failed pressure tests, or repeated faults should be replaced rather than serviced. We also recommend replacement where the cost of an extended service approaches or exceeds the cost of a new unit. Our technicians will advise on site, and we can supply and commission replacement extinguishers immediately if needed.
