All portable fire extinguishers must receive a basic annual service by a competent technician in accordance with BS 5306-3. Monthly visual inspections should also be carried out by the responsible person on site. Extended servicing is required at 5-year intervals for water, foam, powder and wet chemical extinguishers, and at 10-year intervals for CO2 extinguishers.

The types and quantities required are determined by the fire risk assessment for your specific premises. Typically, commercial premises need a combination of extinguisher types to cover the fire risks present - for example, CO2 for electrical equipment and foam or water for general combustible materials. A commercial kitchen will require a wet chemical extinguisher. We can assess your premises and advise on the correct provision.

Extinguishers that have been discharged or that fail a service inspection can often be recharged rather than replaced, depending on their condition and age. However, at the 5-year extended service point, it is often more cost-effective to replace the unit rather than pay for a full discharge, internal inspection and recharge. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person is typically the employer, building owner, or whoever has control of the premises. In leased commercial properties, responsibility depends on the lease terms but typically the landlord maintains common areas while tenants manage their occupied spaces. FM and property management companies are often appointed as the responsible person on behalf of the building owner.
