Fire Shutters for Commercial Premises

A fire shutter is not a security shutter with a fire rating. It is an engineered fire compartmentation barrier designed to contain the spread of flames and smoke between areas of a building, protect escape routes, and maintain the integrity of fire compartments for up to four hours. When the fire alarm activates or a thermal trigger is reached, the shutter closes automatically under its own weight via a gravity fail-safe mechanism - no power required, no human intervention needed.

Fire shutters are commonly specified for openings between fire compartments, loading bays, kitchen serveries, service corridors, and anywhere the building's fire strategy requires a fire-rated barrier that can remain open during normal operation and close automatically in a fire. They are a critical element of passive fire protection, and like all passive fire elements, they must be correctly specified, properly installed, and regularly serviced to perform as intended.

Fire Shutter Installation and Specification

The type, size and fire rating of a fire shutter is determined by the building's fire strategy and the requirements of the fire risk assessment. The fire engineer specifies which openings require fire-rated barriers, the integrity period required (how long the shutter must resist fire passage), and whether the opening requires a face-fix or reveal-fix installation into a rigid or flexible structure. Getting this specification right is not optional - a fire shutter installed into the wrong structure type, or with an incorrect fire rating, is not compliant and will not perform as intended in a fire. All new fire shutters must comply with BS EN 16034:2014 and be CE-marked to BS EN 13241-1:2003. The relevant fire test standard is BS EN 1634-1. These requirements became mandatory in November 2019, and any fire shutter installed since that date without correct certification is non-compliant.

  • E60 - 60 minutes of fire integrity. Suitable for lower-risk compartmentation between general areas
  • E120 - 120 minutes of fire integrity. The most commonly specified rating for commercial premises
  • E240 - 240 minutes of fire integrity. Specified for high-risk separations, hazardous storage areas, and buildings with extended evacuation requirements

The correct rating depends on the compartmentation requirements in the building's fire strategy. If you are unsure what rating is required, a fire risk assessment will identify the appropriate specification for each opening.

Fire shutters can be installed as face-fix (mounted on the face of the wall with the headbox visible) or reveal-fix (recessed into the opening with the headbox concealed). The choice depends on the structural opening, the aesthetic requirements, and the space available above the opening for the headbox and barrel assembly.

Critically, the shutter must be installed into the same structure type it was fire-tested against. A shutter tested to a rigid structure (steel or masonry) cannot be installed into a flexible structure (timber stud or drywall) and retain its fire rating. This is a common compliance failure in the industry, and one that Electrifire's specialist partners are specifically trained to avoid.

Compact fire shutters use a single-phase tube motor housed inside the barrel, making them suitable for smaller openings such as kitchen serveries, reception counters and internal hatches. They are available in ratings from 30 to 240 minutes.

Industrial fire shutters use a chain-drive motor and are designed for larger openings up to 12 metres wide. They are typically specified for loading bays, warehouse compartments and large commercial openings. They are available in ratings from 60 to 240 minutes.

Fire Shutter Servicing and Maintenance

The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person to maintain all fire safety equipment in efficient working order. The Health and Safety at Work Act 1974 (Regulation 18) requires all powered doors and shutters to be checked at regular intervals by a competent person, with records kept. Failure to maintain fire shutters can result in enforcement action, insurance invalidation, and prosecution - with fines up to unlimited amounts in the Crown Court.

The legal minimum servicing interval for powered fire shutters is annual. However, best practice - and the expectation of most fire risk assessors and insurance underwriters - is six-monthly servicing for fire-rated shutters. Electrifire arranges six-monthly fire shutter servicing as the standard provision.

For premises managed in accordance with SFG20 building maintenance standards, fire shutter servicing aligns with the passive fire protection tasks specified in that framework.

Each service visit includes a visual inspection of the shutter curtain, guide rails, bottom rail and headbox for signs of damage, corrosion or obstruction. The motor and control panel are functionally tested. The battery backup is checked to confirm the shutter will close under gravity fail-safe in a power failure. A controlled drop test is carried out to verify that the shutter closes fully and seats correctly against the guide rails. The fire alarm interface is tested to confirm the shutter activates in response to the correct alarm zone. Any faults are reported immediately, and a full service record is issued for the fire logbook.

Fire Alarm Integration

Fire shutters must be interfaced with the building's fire alarm system so that they close automatically when the alarm activates in the relevant zone. This is not a simple relay contact - the fire alarm cause-and-effect logic must be correctly programmed so that the right shutters close in response to fire detection in the right area, and the closure event is recorded in the fire alarm event log.

Vigilon Integration

For buildings with Honeywell Gent Vigilon fire alarm systems, shutter activation is managed through the Vigilon mains switching interface range. The Vigilon cause-and-effect programming triggers the correct shutter for the correct zone automatically, with full event logging through the panel and optional cloud reporting through the CLSS platform. This level of integration means that fire detection, shutter activation, and compliance reporting are all managed as a single coordinated system rather than separate platforms with an interface between them.
